No. StorageTrader is not a broker, dealer, or financial advisor. We do not offer investment advice, process transactions, or handle investor funds. Our platform is purely for informational purposes, allowing investors to connect directly with sponsors. Always consult your financial advisor before making any investment decisions.

Investors can sign up for free, browse active self-storage investment opportunities, review offering materials, and connect directly with sponsors. StorageTrader does not charge investors any fees or commissions.

Only accredited investors can access offerings on our platform. This includes high-net-worth individuals, family offices, and financial advisors representing accredited clients.

An accredited investor is an individual or entity that meets certain financial criteria set by the SEC, allowing them to invest in private market opportunities not available to the general public. Typically, this includes:

Individuals with an annual income of $200,000 (or $300,000 jointly with a spouse) for the last two years, with the expectation of earning the same or more in the current year,

OR

Individuals or entities with a net worth exceeding $1 million, excluding the value of a primary residence.

No. StorageTrader does not conduct due diligence on individual offerings. All investment decisions should be made independently by investors, who are responsible for evaluating opportunities and associated risks.

Sponsors can choose from tiered plans to list their self-storage investment opportunities. Each plan offers different levels of visibility and marketing support. Once listed, investors can view and connect directly with sponsors.

Our platform focuses exclusively on self-storage investment opportunities, including new developments, acquisitions, value-add projects, and more.

No. StorageTrader does not process investments or handle funds and that’s by design. Once you find an opportunity that interests you, you’ll connect directly with the sponsor to manage the investment on your terms and timeline. This gives investors full control, with no platform fees, commissions, or pressure.

For sponsors, this direct connection means you structure your deals your way, manage your own pipeline, build stronger relationships with investors, and maintain full ownership of your capital-raising process without expensive middlemen.

We perform a high-level review of sponsors before allowing them to list, but we encourage all investors to perform their own due diligence. StorageTrader does not guarantee the performance or legitimacy of any offering.

Minimum investment amounts vary by offering and are determined by the individual sponsors. Each listing will specify its minimum investment requirement.

We prioritize your privacy and employ industry-standard security measures to protect your data. Personal information is used solely to facilitate connections between investors and sponsors. We do not sell or share your information with third parties without your consent.​

Since investments are made directly with sponsors outside of the StorageTrader platform, any necessary tax documents (such as K-1s) will be provided by the respective sponsors. StorageTrader does not issue tax documents.

Sponsors maintain direct communication with interested investors, giving them full control to manage their pipeline and build lasting, trust-based relationships. StorageTrader’s role is to facilitate introductions, but we don’t interfere with how you engage or close your raise.

That said, we view ourselves as a trusted intermediary. If communication stalls or questions arise, we’re happy to help bridge the gap and ensure both sponsors and investors have a smooth experience. Our goal is to support transparent, effective connections without getting in the way.

Currently, StorageTrader is designed for U.S.-based accredited investors. Non-U.S. citizens should consult with their financial advisors to determine eligibility and compliance with their local regulations.
